Report · data as of 2026-10-02
Key findings
Broward and Palm Beach have 49,426 improved commercial and industrial lots: 30,742 in Broward County and 18,684 in Palm Beach County.
62% of them belong to an owner group that holds two or more lots in the two counties.
10,036 lots, about one in 5, sit with a group that controls ten or more and has the person who approves the work named on record.
Miramar has the most concentrated ownership of any city with 1,000 lots or more: 88% of its 2,211 lots are in multi-lot groups, then Davie at 76%.
The largest use is industrial and warehouses in Broward County (8,804 lots) and offices, medical and banks in Palm Beach County (5,944 lots).
Of the lots with a size on the tax roll, 29% cover an acre or more; 14,705 lots have no size on the roll.
The lots have been photographed from the air 462,109 times since 2010, by federal, county and state flights.
Why concentration matters
A lot owned by a single-purpose company is one job. A lot that belongs to a group with twenty more is a route: the same property manager approves the striping, the sealcoat and the repairs across all of them.
That is why this report counts lots by who controls them, not only by where they are. The counties with the most lots are not always the ones where one relationship covers the most pavement.

How the figures are made
Commercial lots are improved commercial and industrial parcels on the county tax roll (Florida Department of Revenue land-use codes 11 to 49, without vacant land). Each is resolved to its owner company and the group that controls it, from Florida corporate records.
Every figure comes from one read-only snapshot of the LotViews database, the same one behind the Data page, the area pages and the ZIP lookup, so the numbers agree everywhere on the site.
City is the city the tax roll records for each parcel, so unincorporated areas are not in the city table; county totals include them.
The Data page maps the same lots and shows the aerial history, the ZIP lookup breaks them down by ZIP code, and the methodology lists every source.
